Our letting only service is £495. It’s one simple fee that helps our clients know exactly what they will pay. It’s a service designed for landlords who manage their own properties. And, there are no awkward tie-ins. After we have setup the tenancy we hand over to the landlord – there are no ongoing fees, no renewal fees. Below are some frequently asked questions:
What does the £495 fee include?
- The service includes an advice, consultation and valuation service at the rental property,
- High quality marketing photos and marketing on Zoopla, OnTheMarket, Primelocation (and Spareroom.com for HMO rooms and annexes)
- Accompanied Viewings for prospective tenants
- Selection of tenant, in consultation with the landlord
- Vetting and referencing of the tenant (employment check, salary and affordability check, credit check, landlord reference).
- Collection of the deposit and registration with the deposit protection service
- Collection of the first month’s rent
- Creation of the tenancy agreement and mandatory associated paperwork
- Tenancy check-in at the property
What is the fee for check-in and tenancy agreement? Nothing! That’s included in the £495
Is VAT included in the £495? Yes.
Will you provide all the correct paperwork? Yes – we are an independent single office agency and all our staff are trained. Setting up tenancies is our forte – rest assured, we will ensure the tenant is provided with the required documents, eg, EPC, How To Rent Booklet, Gas Safety Cert etc.
How do I get out of a contract with you? Once the tenant is checked-in, our services to you end! There are no further commitments. We hope to provide further services to you if you request in the future.
So do you not charge any mandatory renewal fees?! No! Many agents still claim a renewal fee (eg after 12 months) for renewing tenancies where the agent found the tenants. That’s not our style – to be honest, we think extortionate renewal fees that are beyond simple administration fees are a total rip-off.
But I want to renew the tenancy – do I have to do that? There is no mandatory requirement to renew a tenancy at the end of the fixed term – in this case the tenancy will become periodic. We can renew a tenancy agreement at your request for the administration fee as detailed on our fees list.
Is an inventory included? No. A ‘proper’ inventory and schedule of condition is a highly detailed document and is compiled by one of our members of staff who is qualified to Level 3 Inventory Management and Practice. There is a one-off fee for this service, and when clients use Proudhouse for future check-ins then we update the photographs and document free of charge.
The other agent I used provided a free inventory – why are you charging? With the greatest of respect – a free inventory is likely to be nothing more than a simple list of items on a few sheets of paper and not be in the correct format for a deposit adjudication process. Our inventory is also a schedule of condition, cleanliness record and is supported by an archive of photographs.
