Our staff will review the details you provide, and upload them into our database. From there it will be uploaded to Zoopla, OnTheMarket, and Primelocation. If your property is an HMO room then the details are also uploaded to SpareRoom.com

Before we begin check you have the following:

Your address and contact details

We need to verify that you are a real person and we may need your address to contact you. Your information is not passed onto 3rd parties under any circumstances.  

It is unlawful to market a property that you do not own - we will use your passport to confirm that your name matches the details held with the Land Registry for your rental property. If you have recently purchased the property then please also upload a copy of a Completion Certificate or other suitable confirmation. You cannot normally advertise a property that you do not own yet.


Rental Property Details

We need to know the full details of your property in order to correctly market it and provide you with the best advice. 


Date Available to Let

Think carefully about when your property will be available. Prospective tenants could make arrangements to move out of their current home based on the date you put here. It needs to be reliable. Also, if a previous tenant is moving out then ensure you leave ample time for a thorough check-out, post tenancy clean, gardening, decorating etc. As a general rule, we advise at least a week between tenancies for checking, cleaning, maintenance etc.


Utility and Running Costs

Tenants need to know their likely ongoing costs - the following information needs to be included in the property listing and supplied to the tenant at their request. This helps them make an informed decision whether to proceed with a property or not. 


EPC Warning!

Warning! You have selected F or G as the EPC score. It is not lawful to rent this property and you will need to make improvements to this property. A tenancy will not be valid. You are advised to stop and seek further advice.


Rental Valuation

What is the monthly rent? You are strongly advised to seek advice on valuation - remember, tenants are likely to pay the 'market rate' and not necessarily what you think it is worth.

Deposit

Deposits are legally regulated and need to be registered with an approved deposit scheme. Proudhouse can register the deposit for you or you can select a scheme yourself. The maximum legal deposit value is an amount equivalent to 5 weeks rent.

Property Description

2 Descriptions are required - the short description is what people will see in a group of listings on a search page eg, Zoopla. The long description is the actual property details, similar to what might be produced on a printed set of particulars. When people click through from a list of search results they will see the long description

The short listing should be factual but also enticing. Don't be afraid to use good emotional terms eg; "a lovely, family home in the country" or "a convenient modern 2 bedroom house near the town centre".

The long description should be factual but contain useful information. You are strongly advised to include all aspects, including any aspects that you might think are negative. For example, if the property doesn't have a garden then say so - actually, for some this might be a bonus. 


Photographs

Good property photography takes some time, and it is worth thinking about, especially if your property is currently lived in. If you've simply taken some quick snaps of your property then you probably haven't got it right. What can seem normal to you, can look very cluttered and distracting in photos. So, tidy up - temporarily remove all clutter; eg, in the kitchen, remove all the items on the worktop, remove tea towels hanging around, clear the window sill. Put all the lights on. Each room might take 10 minutes or so to prepare and photograph. It's worth it. Contact us to take photos for you if you wish.
