Home Services for Landlords
We have services to suit your needs. The most common services are detailed below. But we can offer you completely bespoke services if you require.

Fully Managed

Our fully managed service is perfect for landlords who do not want the responsibility of running the day-to-day aspects of their rental property. Fee = 12% of rental income (inc VAT).

This service is properly comprehensive – as well as sourcing your tenant and correctly setting up the tenancy we inspect the property regularly and advise on and oversee maintenance. We know how houses and buildings work and how they’re built! We understand the technicalities and we get maintenance done through a clear and efficient work-order system.  At the end of tenancies we rarely have disputes – because we sort out any problems as we go along. A comprehensive check-out is of course included By the way, reletting is free of any extra charge under our managed service!

Letting Only

Our Letting Only service is for landlords who want to undertake their own ongoing management. A fixed fee of £600 (inc VAT).

This is a good choice for self-managers because setting up a tenancy is not something you want to get wrong – in fact it could be invalidated from the outset just by some simple omissions. We’ll do the advertising, viewings, tenant referencing, tenancy agreement, deposit handling and registration, right to rent checks, provide the tenant with EPC, DCLG’s “How To Rent Booklet” and Gas Safety Certificate as well as a comprehensive check-in at the property.

With both management and letting only services we would highly recommend our comprehensive inventory services – they are a one-off fee; once the document is created we’ll update and retake photos and reprint every time you use Proudhouse for another tenancy.
